Flat & Low-Slope RoofingMiami & South Florida
TPO, modified bitumen, and built-up roofing systems for flat and low-slope roofs. Reflective white membranes that cut cooling costs, heat-welded seams that hold up under South Florida storms, and manufacturer warranty programs from a GAF Master Elite contractor.
Flat Roofing Systems We Install
TPO (Thermoplastic)
The modern standard for low-slope roofs. White reflective membrane with heat-welded seams. Energy-efficient and built for South Florida sun.
- Reflects heat — lower cooling costs
- Heat-welded seams resist leaks
- Manufacturer warranty options
Modified Bitumen
Asphalt-based membrane reinforced with polymer for flexibility. Great for residential flat roofs, additions, and porches. Installed in multiple plies for redundancy.
- Self-adhered or torch-applied options
- Multi-ply system for puncture resistance
- Manufacturer warranty options
Built-Up Roofing (BUR)
The classic "tar and gravel" system. Multiple layers of reinforced felt with hot asphalt, topped with gravel ballast. Common on commercial buildings.
- Excellent multi-ply waterproofing
- Proven on commercial buildings
- Manufacturer warranty options
What Sets Our Flat Roofs Apart
Drainage Engineering
Most flat roof leaks come from ponding water. We engineer slope, scuppers, and drains to eliminate ponding before installing a single sheet of membrane.
Reinforced Perimeters
Hurricane wind uplift starts at the edges. Our flat roof installations use reinforced edge metal, additional fastening at perimeters, and proper termination details per Miami-Dade NOA.
Manufacturer Warranties
As a certified installer, we can offer extended manufacturer warranties on TPO and modified bitumen systems — including no-dollar-limit options for commercial buildings.
Flat Roofing FAQ
What is the best flat roof material in South Florida?
TPO (thermoplastic polyolefin) is the most popular choice for low-slope roofs in Miami because the white reflective surface cuts cooling costs and the heat-welded seams resist leaks. Modified bitumen is another strong option for residential flat roofs and shorter spans. Built-up roofing (BUR) is still common on larger commercial buildings. The right choice depends on roof size, slope, and budget.
How long does a flat roof last?
A flat roof can be reliable for many years when properly installed and maintained. Actual longevity depends heavily on installation quality, drainage, and routine maintenance. T&S Roofing installs all flat systems to manufacturer specifications and offers maintenance programs to help your roof reach its full service life.
Can a flat roof handle Miami hurricanes?
Yes, when properly installed and fastened to current Miami-Dade code. The keys are correct attachment patterns (mechanical, fully adhered, or ballasted), reinforced perimeters, and proper drainage. Hurricanes typically damage flat roofs through wind uplift at the perimeter — which is why edge metal and termination details matter as much as the field membrane.
Do flat roofs leak?
Flat roofs do not actually have to be flat — they have a slight slope to drain water. Leaks usually come from poor drainage (ponding water), aging seams, or penetrations around HVAC and vents. A well-maintained TPO or modified bitumen roof, properly installed, is no more leak-prone than a sloped roof and can be easier to inspect and repair.
Can I just patch my flat roof or do I need replacement?
It depends on the age of the roof, extent of damage, and underlying decking condition. Small punctures or seam separations on a roof under 15 years old can usually be repaired. If the membrane is brittle, you have widespread blistering, or the deck is wet, full replacement is the better long-term value. T&S provides honest assessments — we will tell you when a repair makes more sense than a replacement.
