An owner must figure that when calculating an approximate new roof cost they must consider that which they can control, and that which they cannot control.
What an owner CANNOT control:

- Quality of Installation: The investment cost of a new roof has two products within it: the actual roof itself, and the overall process and experience of the roof installation which is determined by the roofing contractor, chosen by you. Roofing contractors range from the highly certified to the inexperienced, and your roofing experience will be a reflection of their labor experience.
- Quality of Contractor: Add something about if contractor goes out of business, owners are left with no warranty. The roofing contractor selection should be seen as a 10 year relationship extending long after the completion of the work.
- Ventilation Corrections: Adding additional vents can improve your roofs ventilation systems and your roofs overall longevity.
- Roof to Wall Straps: Adding roof-to-wall straps may decrease your insurance cost year after year. The savings on insurance may cover the investment of roof-to-wall straps within 2 to 5 years making it a worthwhile investment.
- Insulation, Recovery, and other options: Installing tapered insulation on a flat roof is the only guarantee against ponding water. If the roof has an exposed ceiling, the owner may choose to recover the existing deck with a layer of plywood to prevent nails from protruding through the exposed ceiling.
