How Long Does It Take to Install a New Roof?

Installing or replacing your new roof in South Florida is a heavy task and requires several days of work, depending on the scope of work for the roof. The amount of time and labor required can also be influenced by other factors such as the weather, availability of materials and personnel.

T&S Roofing Systems has put together a convenient time table of what our current roofing installations and replacements take:

  • New or replacement Flat Roof: up to 5 working days
  • New or replacement Shingle Roof: up to 4 working days
  • New or replacement Tile Roof: up to 8 working days
  • New or replacement Metal Roof: up to 12 working days

As you can see, the type of roof, as well as the size and complexity of the roof, help determine the expected completion time. Here’s several other factors that can affect the length of time it takes to install a new roof:

1. Weather
Rain or extreme winds are a serious danger to our workers, as well as posing a threat to the integrity of the installation process as we install your new or replacement roof. 2. Material and Crew Availability
Material and crew availability is not usually a cause for delay but it is important to be aware of the possibility. Roof tiles are not always in stock and may have a backlog or lead-time in our supply chain. Manufacturing and deliveries of roofing materials can sometimes take longer than expected, or it might change in the process if the installation changes. T&S Roofing Systems places important emphasis on managing the ordering process during our estimate and inspection to ensure there are no delays on installing your new South Florida home’s roof!

3. Third-Party Inspections
Third-party inspections are an important part of the process while installing a new or replacement roof, and they are out of T&S Roofing Systems’ control. They may fail for different reasons during the process, causing the process to be delayed. While we do not typically have our inspections fail due to our workmanship, they typically fail on logistical reasons on part of the third-party (city, county, etc.) For example:

  • An inspector may not have access to the property because of a locked gate and will have to reschedule.
  • The access ladder to the roof may not be accessible to the inspector or may have been moved out of reach by the inspector.
  • The permit for the new roof installation may be removed from the installation site which would mean the inspector no longer has access or view of the actual permit.
  • The permitting paperwork is not in order or complete – depending on the municipality, there are specific forms and affidavit documents that must be completed to ensure an inspection is approved.

4. Permit Revisions
Many times, during the roofing process, the type of roof or installation method might change, which would then require a permit revision with the respective South Florida municipality. In the event that the permit has not been revised to match the actual installation and materials, the inspection may fail and the process to revise the permit can delay a project by a week or more. At other times, an inspector may require a third-party engineer to certify the specific site conditions and coordinating with a new third-party can also cause more delays. When factoring in these possible delays, a new roof installation can be delayed up to twice the length of the time estimates.
